Florida hurricane season runs June 1 through November 30 — and waiting until a storm is named to inspect your roof is far too late. Here's how to harden your home before the next major storm.
Walk your roof (or hire a pro) and check: missing, lifted, or curled shingles; cracked or rusted flashing around vents and chimneys; sagging fascia or soffit; loose or rotted decking visible from the attic; clogged gutters; and tree branches within 6 feet of your roof.
Florida building code requires shingles rated for at least 130 mph wind. For coastal counties, you'll often need 150 mph+ rated systems. Look for 'High Velocity Hurricane Zone' (HVHZ) certified products — and confirm your contractor installs to those specifications.
Loose shingles are the #1 cause of progressive hurricane damage. One shingle blows off, water gets in, the next storm peels back the rest. Have any lifted shingles re-sealed with roofing cement before June 1 — and replace any missing ones immediately.
Since 2002, Florida requires sealed roof decking, secondary water barriers, hurricane straps connecting roof to walls, and engineered fastening patterns. If your roof was built before then and you're due for a replacement, the upgrade alone may qualify you for a wind mitigation insurance discount of 30–60%.
1. Get a wind mitigation inspection — cheap, often pays for itself in one year of premium savings.
2. Photograph your roof before the season — it's evidence if a claim is denied.
3. Save your roofing permit and final inspection documentation.
4. Review your deductible — many Florida policies have separate hurricane deductibles of 2–10%.
If your roof is damaged during a storm, tarp immediately to prevent further water intrusion, file your claim within 24–48 hours, document everything photographically, and hire a licensed contractor to meet the adjuster on-site.
